Despite limited space and challenging site logistics, each home was designed to feel open, bright, and comfortablemaximizing livability while fitting seamlessly into the surrounding neighborhood. Building on Tight Urban Lots

The defining challenge of this project was constructing two full raised ranch homes on exceptionally small parcels. Limited setbacks, minimal staging space, and close neighboring properties required careful sequencing and constant coordination. Every phase of construction—from excavation to framing—was planned with precision to ensure efficiency, safety, and minimal disruption while making full use of the available footprint.

Foundation & Structural Execution

Both homes began with reinforced concrete foundations engineered to support the raised ranch layout while accommodating site constraints. Excavation, footings, and foundation walls were executed with careful attention to drainage, elevation, and long-term stability. The raised design allowed for functional lower levels while maintaining a balanced street presence and efficient vertical layout.

Framing & Weather Protection

Once foundations were complete, the homes were framed with a focus on structural integrity, clean rooflines, and efficient interior layouts. Exterior sheathing, weather barriers, and roofing systems were installed to create a tight, durable building envelope. Despite the limited lot size, framing was executed cleanly and efficiently, allowing the project to move forward without delays.

Bright, Open Interior Living

Inside, both homes feature open-concept main living areas designed to feel spacious and inviting.
